Fixing Up A Home To Sell It

Fixing Up A Home To Sell It

When selling your home, there are many things you can do and things you should do to fix it up and make it more appealing to the buyer.
Let’s start with the things you should do. These are the obvious things like patching holes in walls and replacing broken doors, locks, windows, light switch plates and socket covers. Repair broken window screens, door and cabinet hinges, and small leaks. These are inexpensive repairs.
Very important, make sure you leave the house clean. Scrub all appliances, bathtubs, sinks and toilets. Wash all windows, walls and floors. Shampoo or replace carpets.
Above all, make sure it is bug free! Nothing turns away a buyer faster than opening a cabinet and discovering bugs (dead or alive).
If pest control is necessary, your best bet is to look for a reputable pest control company. This may be difficult in a small town but, if you are looking for pest control in Oakland, for instance, you would have many to choose from. There are also bug bombs and other pest control products you can buy from your local market. They don’t seem quite as effective, but they are less expensive and they do work.
What you can do, to help sell your home faster and add value, is to modernize it a little. You can sand and refinish the cabinets, and replace old handles with new modern handles. To add style, make an arch at the top of that old doorway. Install ceramic tile in places like hallways, bathroom and kitchen floors and counters and around the walls of your tub or shower. You can put tile just about anywhere in your home–even on the ceiling! Tile can be fairly inexpensive or very pricey depending on the quality, size, type of finished edge, and what kind of accent pieces you use, if any. If you’re the creative type, you can save money by doing it yourself. It’s hard, but enjoyable, work.
Another thing you can do is update your kitchen and bathroom faucets. Whether you choose simple, inexpensive faucets or high-priced fancy ones, they can significantly improve the appearance of your home. They are also easy to install so you don’t have to hire a plumber.
A fresh coat of paint can make a world of difference. You don’t have to stick to traditional white, add a splash of color or texture.
Whether you have plenty of cash or you’re on a tight budget, there are many improvements you can make to your home to peak the buyer’s interest. Just remember, the most important thing is that you leave the home clean and pest free.
